Lots of mistakes can occur if you try and sell your property without using a professional service. Rather than fall into the pitfalls when selling your property, I hope that by reading this report it will give you an insight into avoiding common difficulties.

The possible sale of your house could depend on the exterior of your home, I have talked about it in other articles, this is the first thing a buyer is going to see. A buyer will want to see the inside of your property as well, but it is a common error to ignore the outside. This is not right, how the garden looks might be just as imperative. So if you don’t want to sell, just leave the exterior in a mess with the grass uncut and paint peeling off the walls.

When the viewer enters the property, remember that animals can also put them off. First of all, it is not nice for viewers if a dog keeps jumping all over them as soon as they step inside the home. Indoor pets can sometimes have very pungent smells. Before the buyers come round to view your property, make sure you clean any bird cages out. Open windows to let out the smell of any offensive smells and it also ensures each room smells nice. You may not notice the smell of your birds, but someone else will notice, especially if it is pungent.

Dirt is another thing that will put people off buying your property. Rotten food in the fridge, dirty dishes in the sink, grimy floors are more things that can put off any purchasers. It is a mistake to think that potential purchasers are not looking at these types of flaws – they are! Consider what you wouldn’t want to see when looking for a new house and then decide whether you would buy a property in this condition. I would be out of that property quickly and wouldn’t look back!

What is also important is putting away all your newspapers and other personal items. Family pictures and the kid’s painting masterpieces should be kept to a minimum. Of course these things show this is a well loved family property but the people who are browsing around your property need to imagine themselves living there. You need to make it easy by removing individual possessions otherwise they will struggle. Another thing to shun is stuffing your possessions and personal items in drawers, many buyers who look inside will be put off just as they would if the items were left out.
